How it works
Selling to us is simple. Here's every step.
No agents, no listing, no open houses. Asking for an offer is free, and you can stop at any step.
Tell us about the house
Type in the address or give us a call. It takes a couple of minutes, and you don't need photos or paperwork.
Talk with Matan
He calls you back and asks a few easy questions: the house, what's owed on it, and when you'd like to move.
One quick walk-through
Matan sees the house once. Don't clean or fix anything first, and there are no showings.
Get your written cash offer
It comes with the math behind it and proof our funds are lined up. Take your time. There's no pressure to say yes.
Pick your closing date
If the offer works for you, sign and choose the day. A licensed title company handles the paperwork, and our deposit goes to them, not to us.
Get paid and hand over the keys
Sign at the title company and get paid by wire or check. Leave behind anything you don't want.
The difference
We're the buyer. Here's how you can check.
Some "we buy houses" companies never buy anything. They sign you to a contract, then try to sell that contract to someone else. If they can't, the deal falls apart. We work differently, and you don't have to take our word for it.
- We buy in our company's name: Tao Builders LLC, doing business as Tao Home Buyers.
- We don't assign or sell your contract to another investor.
- Our funds are lined up before we sign, and we'll show you proof.
- We close at a licensed title company. We'll give you their name and number so you can call them yourself.
Your earnest money is safe
We deposit earnest money with the title company the same day you sign, or the next business morning if you sign after hours. It sits with them, not with us.
You see our money before you sign
We show proof of funds with a letter from our lender. Ask to see it on our call, before you sign anything.
Compare your options
Us, an agent, or a wholesaler
Listing with an agent often gets the highest price for a house in good shape when you have time to wait. A cash sale trades some price for speed, certainty and no repairs. Here's an honest side-by-side.
| Tao Home Buyers | Listing with an agent | Wholesaler or lead company | |
|---|---|---|---|
| Who buys your house | Tao Home Buyers, in our own name | A buyer your agent finds, often with a mortgage | Often no one yet. They try to sell your contract to an investor |
| Commissions and fees | None to us | Agent commission plus closing costs | Their profit is built into the price |
| Repairs and cleanup | None. Leave what you don't want | Usually needed for top price, plus buyer repair requests | None |
| Showings | One walk-through | Many, often over weeks | Several, for the investors they bring |
| Timeline | As few as 10 days, or your date | Often 2 to 4 months or more | Depends on finding a buyer |
| Certainty | Funds are lined up before we sign | Buyer's loan can fall through | Deal can fall apart if they can't resell |
| Who you talk to | Matan, start to finish | Your agent, their agent, lenders | Often a call center or a hand-off |
Some wholesalers tell you up front what they do. Ask any buyer the six questions on our end-buyer page.
Who you'll talk to
Meet Matan
I've been buying houses around Tampa Bay for 4 years and have bought more than 50 of them. I started Tao Home Buyers so sellers can deal directly with the person who is actually buying.
When I agree to buy your house, I close, even if the numbers turn against me after we sign. My word is the whole business.
Matan is a licensed Florida real estate sales associate with Jay Alan Real Estate, buying for his own company.
I'm the one buying your house, so you deal with me from the first call to closing. Every offer comes with the numbers behind it. Once we both sign, I won't come back asking for a lower price.
We help you to the finish line
Complicated houses are most of what we buy
A lot of buyers walk away when there's a foreclosure date, an estate, liens or a house full of belongings. We do the legwork to get to the closing table.
Facing foreclosure
We look at your timeline with you, get payoff figures from your lender, and buy before the sale date when there is equity. If keeping the house is a better option, we will tell you.
Behind on payments
Selling early, before a foreclosure case starts, usually leaves you more options and more money.
Inherited house or probate
We work with the personal representative and the estate attorney, can sign before the court gives authority, and handle cleanout, locks, utilities and lawn care.
Back taxes and liens
Taxes, liens and judgments are paid off from the sale at closing by the title company.
Code violations or condemned
We buy with open code cases and fines, and work them out with the city or county.
Flood or storm damage
Damage from Helene or Milton, a substantial damage letter, or an open insurance claim. We buy as-is.
Fire or water damage
Sell as-is. No cleanup, no repairs, no insurance back-and-forth before you sell.
Major repairs or hoarding
Leave everything. We buy as-is with whatever is inside, and we handle the cleanout.
Tenants in place
We can buy with tenants still living there. You don't have to empty it first.
Divorce
A clear price and a fixed closing date. Both owners sign, and the title company splits the money as agreed.
Moving away
Pick your closing date, sign remotely if you need to, and leave the keys with the title company.
Mobile and manufactured homes
On your own land or in a park, including older homes and homes with storm damage.
Condos with special assessments
A big assessment coming or a failed milestone report. We buy condos as they are.
Title problems
Missing heirs, old liens or a messy deed. We work with the title company to clear what can be cleared.
You live out of state
We can handle the walk-through, cleanout and closing without you flying in.
About foreclosure: we're not lawyers and we can't stop a foreclosure. We can buy your house quickly, and we'll tell you honestly if selling isn't your best option. A free HUD-approved housing counselor can walk you through every option.

FAQ
Questions sellers ask us
Are you the one actually buying my house?
Yes. Tao Builders LLC, doing business as Tao Home Buyers, buys your house in its own name. We don't sign a contract with you and then sell that contract to another investor. Ask us for proof of funds before you sign, and call the title company yourself.
How do you decide on your offer?
We start with what the house would sell for after it's fixed up. Then we subtract the repairs, our costs to buy, hold and resell it, and a fair profit. We walk you through those numbers on our call, so you can see how we got there.
Will a cash offer be less than listing with an agent?
Usually, yes. A cash offer is often below what a fully fixed-up house could sell for. But you skip repairs, commissions, showings, months of payments, taxes and insurance, and the risk of a buyer's loan falling through. For some sellers that nets about the same. If listing makes more sense for you, we'll tell you.
How fast can you close?
In as few as 10 days when the title is clear, or on the date you choose. Liens, probate court approval or title problems can add time. We'll tell you up front if we see any of those.
Do I have to make repairs or clean out the house?
No. We buy as-is. Take what you want and leave the rest. We handle the cleanout after closing.
Are there any fees or commissions?
You don't pay us any fees or commissions. Before closing, the title company gives you a settlement statement that shows every cost, so there are no surprises at the table.
Can you buy my house if it's in foreclosure?
Often, yes, if there's enough time before the sale date and enough equity to pay off the loan. We're not lawyers and we can't stop a foreclosure. We can buy quickly, and we'll tell you honestly if another option, like a loan modification, might be better for you. A free HUD-approved housing counselor can help you compare.
Can I sell an inherited house before probate is finished?
You can usually sign a contract, but in Florida the sale can only close once the court gives the personal representative authority to sell, or all the heirs sign. We can sign a contract that waits for that authority and work with the estate's attorney in the meantime.
Do you sell my information?
Never. We're not a lead company. Your information stays with us and is only used to talk with you about your house.
Are you a real estate agent?
Matan is a licensed Florida real estate sales associate with Jay Alan Real Estate. When Tao Home Buyers buys your house, we're buying for our own company. We are not your agent and we don't represent you. You're welcome to have your own agent or attorney look over anything we send.
