The difference
We're the buyer. Here's how you can check.
Some "we buy houses" companies never buy anything. They sign you to a contract, then try to sell that contract to someone else. If they can't, the deal falls apart. We work differently, and you don't have to take our word for it.

How do you decide on your offer?
We start with what the house would sell for after it's fixed up. Then we subtract the repairs, our costs to buy, hold and resell it, and a fair profit. We walk you through those numbers on our call, so you can see how we got there.
Will a cash offer be less than listing with an agent?
Usually, yes. A cash offer is often below what a fully fixed-up house could sell for. But you skip repairs, commissions, showings, months of payments, taxes and insurance, and the risk of a buyer's loan falling through. For some sellers that nets about the same. If listing makes more sense for you, we'll tell you.
How fast can you close?
In as few as 10 days when the title is clear, or on the date you choose. Liens, probate court approval or title problems can add time. We'll tell you up front if we see any of those.
Do I have to make repairs or clean out the house?
No. We buy as-is. Take what you want and leave the rest. We handle the cleanout after closing.
Are there any fees or commissions?
