Deed tax (doc stamps)
$2,100.00
3,000 units of $100 x 70 cents.
An estimate from the state rate. Your title company calculates the exact amount on the closing statement. The contract says who pays it; under Florida law every party to the deed is liable if it goes unpaid.
How the deed tax is figured
Divide the price by 100 and round up to the next whole number. That gives the number of taxable units. Multiply by 70 cents. The price includes any mortgage or lien on the property, even if the buyer does not take over the debt.
What else comes out of a sale
The deed tax is one line on the closing statement. The owner's title policy, any agent commission, liens and payoffs all come out too. See them all at once in our cash offer vs. listing calculator, or read how we calculate a cash offer.

Questions about Florida doc stamps
How much are doc stamps on a deed in Florida?
70 cents for every $100 of the price, or part of $100, in every county except Miami-Dade (Florida Statute 201.02). On a $300,000 sale that is $2,100.
How do you round doc stamps in Florida?
Any part of $100 counts as a full $100. The Florida Department of Revenue's example: a price of $225,132.75 is 2,252 units, so the tax is $1,576.40.
Who pays doc stamps when you sell a house in Florida?
Your contract says who pays. Sellers commonly pay the deed tax in Florida sales, but the law makes every party to the deed liable if it is not paid.
Does a mortgage the buyer takes over count?
Yes. Under Florida Statute 201.02 the price includes any mortgage or other lien on the property, whether or not the buyer assumes the debt.
What is different in Miami-Dade County?
Miami-Dade uses 60 cents per $100, plus a 45 cent surtax per $100 unless the deed transfers only a single-family home.
